From lockdown blues to boom: Miami entrepreneur builds platform to help homeowners

For many founders, the COVID pandemic was devastating for their businesses, but for Daniel Smith, it allowed Keepingly to emerge. Keepingly is a Miami-based platform focused on helping homeowners manage their properties. Smith created the platform when he needed help tracking previous home repairs and managing vendor relationships while renovating his home during the lockdown.

Throughout his renovation, he continuously searched for important documents like his closing papers and his home’s historical data, many times finding the documents stored away in a corner. His friends and relatives also struggled to find documents and had no system for tracking their maintenance. That’s when Smith realized there was a need for homeowners to manage their information efficiently and in one place.

“Our objective is to have all your documents in a centralized place where you can know exactly what is happening, what has happened, or just be able to find a document,” Smith explained.

The serial entrepreneur has worked in the tech industry for 20+ years with roles in product and project management. With his previous expertise on consumer behavior, he designed Keepingly to be a one-stop-shop for homeowners. They can register here to use the platform.

Why not just use Dropbox you may ask? Keepingly’s tools encourage homeowners to think of their houses as assets and provide a roadmap to grow such asset. Its KeepTrack score tool is similar to a credit report. Homeowners are given a score based on the documents they upload and the maintenance they perform. The tool also notifies users every quarter with a checklist of preventive maintenance and upkeep that should be conducted in their homes. Users can use these records to obtain better insurance premiums and monitor their home spending budgets.

The platform’s appraisal edge tool was developed with the insights of an appraisal subcommittee that defined what is required in an appraisal. With this tool, homeowners can prepare themselves for a smooth and informed appraisal process by congregating every document needed and placing them in a centralized place. This same tool can be used for a “reconsideration of value,” which is a request to reconsider an appraisal based on information not presented in the initial report.

“Historically, homeowners did not necessarily interfere with the appraiser to show what they’ve done. What we are doing is giving the homeowners the tools to be able to send the documentation to the appraiser,” he said.

Keepingly aims to be transparent with homeowners about the responsibility of owning a home. The company has partnered with Bridging the Gap Development, My Home Pathway, real estate agents and developers to ensure Keepingly is part of a homeowner’s journey from the very beginning.

In the coming months the platform is planning to integrate new features such as an automatic transfer of public property data, which can include the purchase price of a home and permit information from previous years. “These public facing pieces are what we aim to have to make it as simple and as seamless as possible for homeowners when they get into this property.”
