Grant Cardone lists $42M Miami mansion on Propy

Propy, a Miami-based technology startup aiming to transform real estate via blockchain and AI, announced that high-profile entrepreneur and author Grant Cardone has listed a Golden Beach private property for sale on Propy’s blockchain-based real estate platform with an asking price of $42 million, accepting cryptocurrency. This marks the first venture into emerging technologies in proptech for Cardone. The home is listed on the Propy marketplace with the deed minted onchain.

Propy simplifies the home-purchasing experience and eliminates fraudulent transactions by using a decentralized title registry and an escrow settlement protocol for securely storing land records and facilitating transactions, as well as accepting or converting cryptocurrency if a buyer chooses this form of payment. Leveraging the immutability of the blockchain, Propy ensures that buyer and seller private information is secure throughout the transaction. Automating and bringing the entire process online and onchain enables closing on a property to be faster, easier, and more secure than the outdated, traditional real estate transaction model.

“We are all in on blockchain revolutionizing real estate. We are leveraging top-tier technology to make transactions seamless and unstoppable. This is the future of real estate, and we’re leading the charge,” Cardone said.

Taxfyle launches AI tools

Taxfyle, the Miami-based  tech-enabled accounting service and workforce startup, announced a suite of tools integrating the power of generative artificial intelligence  into its platform. Leveraging proprietary AI automation tools has enabled Taxfyle to reduce the cost of basic 1040 preparation by 40%, improving margins while continuing to provide verification from one of the 7,200+ tax professionals using the Taxfyle platform.

Currently, the average accountant spends about two hours preparing a tax return, but gathering data and documents from each client can take an additional eight to ten days. Taxfyle’s AI automation streamlines this process by efficiently gathering and analyzing documents, generating necessary worksheets and backup schedules, and significantly reducing errors and workflow congestion. Taxfyle’s AI innovation also allows accountants to scope jobs without manual input. Firms can upload bulk returns into the OCR, which reviews and prices them automatically, eliminating the need for manual work.

“When handling complex tax returns, such as business and sole proprietor returns, AI is essential. We’ve developed a method that completes the work efficiently while simultaneously adding value for the taxpayer,” said Richard A. Lavina, Taxfyle’s Co-founder & CEO.

Eve Air Mobility secures $94M in financing

Embraer spinoff Eve Air Mobility has secured a further $94 million in equity financing from multiple investors, including its largest existing shareholders, bolstering its financial runway at a time when many advanced air mobility players are struggling to raise capital.

The $94 million in new equity, to be raised through an upcoming private placement, includes the issuance of $30 million in new shares and warrants to Embraer, and $20 million of shares and warrants to Nidec, which supplies the electric propulsion system for Eve’s aircraft via a joint venture with Embraer. The remaining investors were not identified by Eve. Eve said the equity round is expected to close “in the coming weeks.”

The publicly traded company ended the first quarter of 2024 with $280 million in liquidity, including the undrawn portions of loans from the Brazilian National Development Bank, which it said at the time would be enough to sustain its operations “well into 2025.” Eve Air Mobility is one of several planning inaugural eVTOL service in South Florida.

Triangulate Labs partners with Mayo Clinic to advance Skinmap tech

Triangulate Labs has entered into a know-how license agreement with Mayo Clinic to advance its skin imaging and diagnostics technology. Skinmap. Triangulate Labs’ AI-powered Total Body Photography (TBP) system, was created to provide fast, low-cost image acquisition and change visualization designed to help clinicians find skin cancers more accurately, easily, and quickly.

Skinmap captures hundreds of high-resolution images of a patient’s skin using a mobile device in less than 60 seconds. Skinmap’s patented algorithms register each collected image pixel to its location on the body, providing means to navigate a detailed 3D map of the skin. Skin changes appear to flicker in Skinmap’s blink comparator, making them easy to see.

Under the terms of the agreement, Mayo Clinic will provide know-how to Triangulate Labs for their Skinmap product.
