OnCourse built an AI-powered sales rep, and it’s already closing deals

Gregory Sukornyk has built five startups across three countries. But it wasn’t until he relocated to South Florida that he saw a pattern too persistent to ignore: Real estate agents and hotel operators were drowning in sales leads, and most of them were slipping through the cracks.

“These teams were spending a ton of time grinding through conversations that often led nowhere,” Sukornyk told Refresh Miami. “The follow-up work was repetitive, inconsistent, and time-consuming. We knew we could build something better.”

That “something” became OnCourse AI, launched just under a year ago with a laser focus on helping real estate and hospitality companies prioritize and nurture leads. The company’s flagship product is Oli, a conversational AI that acts more like a smart teammate than a traditional chatbot. Sukornyk and his co-founders, Jens Rischbieth and Esteban Safranchik, made a bet early on: Don’t just build a shiny tool, build a product people actually want.

“Before we finished building Oli, we went out to our network and asked: is this a real pain point for you?” he said. “Everyone said yes. So we locked in pilot clients before we even launched. I’ve built before without that kind of validation, and it doesn’t always end well.”

The result is a fast-growing platform that already boasts clients in real estate, hospitality, and even healthcare. Oli handles inbound and outbound communications, qualifying leads through natural conversations over email, text, WhatsApp, and even voice. It speaks any language, works around the clock, and plugs directly into existing CRMs (no extra tabs required).

OnCourse AI is seeing a 60% conversion rate from interaction to qualified lead. Clients report receiving 2.5 times more qualified leads than with previous systems. And since 76% of conversations happen after hours, Oli is effectively extending the sales team’s reach without hiring another rep.

Sukornyk shared another stat: one client found that 17% of people who interacted with Oli submitted an application the same day.

“That level of engagement is rare,” he said. “People are actually enjoying the experience. The average conversation time is six and a half minutes. That’s a long time to chat with an AI.”

The platform is now handling full lead nurturing across outbound channels, using personalized messaging and continuous learning to guide prospects toward conversion. “We’re not saying Oli replaces your team,” Sukornyk clarified. “But in a lot of cases, Oli is doing the work of an SDR or BDR. And in a few cases, Oli has actually closed deals.”

The startup runs on a subscription model, with pricing tied to usage and tiered access. So far, OnCourse AI’s traction has been strongest with multifamily property managers, pre-construction condo sales teams, and small-to-mid-sized hotel groups in North America, Europe, and Latin America.

With a lean team of six and zero client churn, OnCourse AI is keeping things tight – and moving fast. They’re now exploring integrations with nursing homes and expanding their outbound voice feature beyond beta.

For Sukornyk, the excitement isn’t just in the tech. “It’s about making life easier for people,” he said. “Sales is a tough job. We want to free teams up to do the work that really matters: building relationships and closing deals.”
